This project proposal has evolved to incorporate input from area residents and village officials, in an effort to solicit genuine feedback and improve services for all village residents.
What’s Going On?
Proposal for the vacant CNH industrial site redevelopment includes:
Traffic
Mitigation
Bridge Industrial will fund the extension of Veterans Boulevard to High Grove business park, easing traffic and diverting it away from residential areas. As well as extensive right-of-way improvements, namely expanding the intersection at County Line Road and Veterans Boulevard to widen and add turn lanes, crosswalks, and modern safety measures.
Small Business Tenants and Users
This is a community-conscious development, not a truck hub like nearby Saia. The entire project proposes fewer truck docks than Saia and no dedicated trailer parking lots.
New Public Works Building
The development includes replacement and funding of a new, modern and state-of-the-art, environmentally-conscious public works building for the village valued at $12 million, not including the value of the land contribution.
The nearly 80-year-old existing facility is obsolete and does not meet the current needs of the community. Bridge will contribute the funding and the facility will serve Burr Ridge for decades to come at no cost to taxpayers.

Environmentally Conscious Land
Mitigation efforts will be undertaken to demolish the existing facility and enhance the overall safety and quality of the land, in accordance with the highest and strictest IEPA standards and supervision, for the benefit of nearby residents. These efforts will improve the land and facilities compared to its current condition.
The development will rehabilitate degraded wetlands and, create additional stormwater detention and floodplain storage, all of which contribute to cleaner water and reduced flooding.
Project Revisions and Community Input

Compared to the original concept plans, Bridge has solicited resident and community feedback and has presented the revised proposal.
The new plan reduced the total square footage proposed, proposed smaller individual buildings, and reduced the overall dock positions in the project by 100 for a total of 178 dock positions. This has resulted in a smaller, less dense footprint that minimizes noise, traffic and reduces overall impact on the community.
The revised concept also proposes a 20-acre, native open space north of Veteran’s Boulevard and the planting of over 1,300 new trees throughout the project, including a significant number of evergreens to separate the project from neighboring areas.
Financial
Support and Contribution
The development is projected to generate over $1 million in new funds every year for School Districts 62 and 86 without increasing student enrollment, while generating income for the local Park District and Tri-State Fire Protection District.
An additional $10 million will be invested in infrastructure improvements and community benefits beyond the $12 million contribution toward the Public Works Facility.

Bridge is funding the Veterans Blvd extension and $5 million in traffic infrastructure improvements to ease traffic flow and minimize disruptions.
What steps are being taken to minimize noise pollution?
The buildings are designed with docks turned inward, away from residential areas, which reduces noise. Additionally, landscaping and buffer zones will help further mitigate noise. This includes a 20-acre buffer zone to the north and a 10-acre zone to the south.
Was the community involved in the planning process?
Yes, we have sought input from the community and continue to engage with the village to ensure community concerns are addressed. That includes updates to address noise, traffic, environmental concerns and stormwater impacts.
